PLAN THE
BEST REMODEL

A remodel system for homeowners who refuse to lose control—save $10K+ and months of stress by proper planning before mistakes happen.

Most homeowners start a remodel

with two problems...

They don’t trust the industry, and they’ve never done this before. The result is very predictable. Decisions get made under pressure, and the budget gets stretched by  “small” undecided and unaccounted for changes.

Numbers3.png

The 5 most expensive mistakes I've watched homeowners make that guarantee a stressful remodel.

1.  Not understanding an incomplete scope of work is a major risk to your budget.

2. Not getting multiple bids because "this contractor seemed nice".

3. Saying 'yes' to cabinet design but not confirming appliances or sinks.

4. Saying 'yes' to a construction agreement, but no idea what the allowances include.

5. Starting demo and still making design decisions.

Each of these mistakes costs  $2K-$8K to fix.

The Remodel Roadmap is built to prevent design and construction risk. My process gives you the decision sequences and the decision criteria, so you know what to decide first, what to ignore,  and what to lock before the job site forces your hand.

This is for you if you have tried this:

  • You've been saving cabinet and countertop photos for months.

  • Maybe you've even looked at quartz or quartzite slabs

  • You've gotten a few contractor bids. You talked to a designer.

But every time you think you're ready, another question stops you.

  • You know something's still missing. You don't understand all the info.

  • You know you are about to spend $95k yet STILL have no idea what comes first.

  • Hear every contractor speaking a different language and you're just nodding along.

  • Know this is dragging on far too long....in fact months!

  •  You are 100% sure this remodel could transform your daily home experience.

  • You just don't know exactly HOW to make sure it doesn't go sideways.

Sharon's Kitchen Remodel Story

"We were already deep in it. I’d invited three contractors over and I thought that meant we were ‘making progress’...

Julie told us to pause, and honestly, that was the best advice we got.

Instead of letting contractors drive the plan, we built the plan first following her detailed process. We picked one contractor to sanity-check a few technical things, and THEN moved into build with everything decided way ahead of time. The build really felt easy. We were just executing a plan. And she was right--we came in within 2% of budget and didn't go over the timeline. This is the right way to remodel."

You want to be the homeowner who

◻︎ Understands the budget decisions
◻︎ Catches construction mistakes early
◻︎ Creates a kitchen that is exactly what you want.

The hard part isn't the remodel, you just don't know what to expect...

And if you never remodeled before...

▶︎ It's not hard (but keeping it real,  there will be challenges.)

▶︎ You can enjoy the process, and even have fun! 🙂

▶︎ It doesn't have to go over budget.

The sensible homeowners who stay on budget, finished on time

and find JOY in the process? They found a better way to remodel...

Here's what happens
when you have my advanced roadmap

"I brought the checklist to the tile showroom and didn't forget to ask about lead times or grout options. I actually got to enjoy looking at the beautiful stone instead of panicking about what I was missing." — Sarah M.

"I used to answer contractor questions at 11pm and second-guess myself the next morning. Now I have a decision log, and I can actually see what I've approved and why." — Jennifer T.

"I thought I was ready because I had a saved photos. Turns out I had no idea what decisions needed to be made first. The Roadmap gave me the sequence—and that's what REALLY saved me." — Rachel K.

Close your eyes for a second...

What would it be like to check your phone during a busy workday and see an update from your contractor—

But instead of a panic-inducing change order or a design crisis, it's just a photo of progress that looks exactly like the plan you approved three months ago.

🆇 No "we need to talk" texts.
🆇 No bleeding budget.
🆇 No scrambling to make a decision you didn't know was coming.

Just the boring, beautiful peace of mind that comes from knowing every decision was made at the right time—before demo even started.

It's time to trade paralysis for a battle-tested roadmap.

The Remodel Roadmap gives you the decision system that makes this possible—so you can lock your scope, protect your wallet, and build the kitchen you want without the drama you don't.

INTRODUCING

THE REMODEL ROADMAP

Exactly what the
Remodel Roadmap solves...

Numbers2.png

Here's what that looks like:

▶︎ Make decisions ahead of time — so you're not scrambling to pick tile while your installer is standing there waiting (and charging you by the hour).

▶︎ Document those decisions in one place —so nothing gets lost in a text thread, a verbal "yeah, sounds good," or your own memory three weeks later.

▶︎ Run your remodel like the organize homeowner you are  —from planning through punch list, with a clear roadmap instead of guesses and hoping nothing goes wrong.

The result?

You exhale before you commit. (insert sigh of relief...)
You sleep on decisions instead of making them under pressure.
You show up to contractor meetings knowing exactly what you need—not hoping they'll guide you.

(Okay, breathe. This is the shift.)

Take a look inside...

Working from Home_edited_edited.jpg

The advanced system starts with the two stages that make or break your project: Planning and Development.

Get these two right, and the rest becomes manageable.

stage one

The "No-Surprises" Budget Snapshot (Includes [X] Calculators & [X] Spreadsheets) Stop using "ballpark estimates" that leave you short on cash. Plug in your numbers to see exactly what you can afford, where the money goes, and how to allocate funds for the "hidden costs" most people forget.

The Kitchen Workflow Mapper (Includes [X] Layout Templates) Design a kitchen that actually functions for your life. Use these layout guides to ensure your "work triangle" works and you aren't crossing the kitchen just to drain a pot of pasta.

The Renovation Playbook (Includes [X] Video Lessons) The crash course in "Renovation logic." I walk you through the entire timeline so you know exactly what happens in Week 1 versus Week 12.

PLANNING TOOLS

u2655239833_background_orange_oak_cabinets._featuring_a_large_3e22c026-2c72-4cc3-a35d-09e9

stage two

DEVELOPMENT

Turning your vision into a "Build-Ready" scope.

The Design & Vision Builder (Includes [X] Style Guides & Questionnaires) Translate your Pinterest board into a concrete design plan. We define your "Must-Haves" vs. "Nice-to-Haves" so you can give clear direction to suppliers without getting overwhelmed by 500 tile choices.

The Contractor Hiring Kit (Includes [X] Vetting Scripts & [X] Bid Comparison Sheets) Never get bullied by a bid again. Use my exact scripts to interview contractors, spot the red flags in their estimates, and hire the one who will actually show up.

The "Scope Creep" Shield (Includes [X] Scope Definition Templates) The #1 budget killer is "Change Orders." This module helps you document your scope so clearly that there is zero room for "Oh, I thought that was included..." conversations.

u2655239833_background_orange_oak_cabinets._featuring_a_large_3e22c026-2c72-4cc3-a35d-09e9

And once you've nailed Planning and Development?

The system includes Build and Wrap-Up—so you know exactly what to expect when tools hit the jobsite, what to manage, and how to close out your project without surprises.

stage three

BUILD & MANAGE

Managing the chaos once the hammers start swinging.

The Construction Translator (Includes [X] Drawing Cheat Sheets) You don't need an architecture degree. I’ll teach you how to read the drawings and renders so you can spot mistakes on paper before they become permanent mistakes in your house.

The "Project CEO" Communication Suite (Includes [X] Email Scripts & [X] Meeting Agendas) Learn how to speak "Contractor." Get the copy-paste email scripts that keep your project on track, document decisions legally, and get issues resolved without awkward confrontations.

The Quality Control Guide (Includes [X] Inspection Checklists) From Demo Day to Cabinet Install, know exactly what to look for. You’ll have a checklist for every trade so you know if the tile is crooked before the grout dries.

u2655239833_background_orange_oak_cabinets._featuring_a_large_3e22c026-2c72-4cc3-a35d-09e9

stage four

7. VALUE STACK + PRICE REVEAL

Add it all up and reveal the price.

levels of support?

Here's the truth:
You don't need to hire a $15,000 designer (or a $250K+ design-build firm) to get these advantages.

In a recent poll, I asked homeowners how they were planning their remodel. 85% of you said alone and researching yourself.

 This isn't the way.

You need someone who knows:

  • Which decisions matter (and which ones contractors or designers  use to upsell you)

  • What to lock in first (so you don't repaint after the floors go in)

  • How to spot a bad bid (before you sign the contract)

  • Who remodeled MANY questions (not just their own)

After 25 years, and working on an average of 20+ kitchens a year--I documented the entire process for you.  I want you to use this.

And I still use this  very process on my projects...but I charge in person homeowners $3500 (and often more)  to use it.

woman using kitchen checklists_edited.jpg
"Within 1 week I was already more clear than I had been in 6 months scrolling and researching alone. Should have started here. "

I have been on guard with ever contractor I talk to. This system made me feel protected. And--I didn't realize I should do more work before calling any more contractor. We literally looked at where things get fuzzy and cleaned it up. After that, the conversations with trades were way easier because I wasn’t trying to explain my remodel off the top of my head.

I've lived in my home for 20 years and I wanted to get this renovation 100% right. It's my forever home and my whole family will be enjoying this new space!

I’m picky and I wanted the finished kitchen to match what I had in my head. The process was super structured. We weren’t bouncing around after we picked our contractor. It was clear phases, clear decisions, and clear check-ins.
We didn’t just plan the fun stuff. We planned the ‘what if’ stuff. That meant fewer pivots during construction and less stress. I’d do it this way again, no question.

Let's just say I had no idea what a scope of work was before I worked with The Remodel Studio.

Lets just say I had no idea what a scope of work was. ha! That is where I started. We got the scope and selections organized early, and then we reviewed what could get challenged before we signed off.
That objection review step saved me. It pointed out where costs sneak in and where contractors usually say ‘that’s not included.’ We fixed so many of those gaps upfront. I stopped feeling like I was about to get surprised every week. We are moving into build next month.

"I had a million ideas and no plan for over three years...

What helped me most was  the step-by-step process. It wasn’t random advice. It was like, ‘Here’s what we decide first, here’s what comes next, here’s what we do before we hire anyone.’
And the part where we reviewed the final scope was honestly so critical--we defined 100% what the project should be.  We handled it before it became a problem. I felt calm because it wasn’t guesswork. My project came in on budget and we finished before the holidays.

A system that works in any
remodel situation

Kitchen under construction in new house.jpg

Let's talk about   what "expensive"   actually looks like   in construction:

Expensive is redoing tile work because you didn't account for the shower niche placement.

($3,500–$8,000)

Expensive is ordering custom cabinets in the wrong dimensions because you locked them in before finalizing your appliances.

($12,000+ to reorder)

Expensive is discovering halfway through demo that your "simple kitchen update" needs electrical and plumbing rerouted.

($15,000+ you didn't budget for)

But the most expensive mistakes
aren't really the big ones...

It's all the little slips, misses and reworks that happen. Over and Over.

And those can add up to be about 10% of your total project or more.

And nobody wants unexpected charges on a remodel!

So yes, $899 is an investment. But it pays for itself in savings

But it's the kind of investment that saves you thousands and gives you something money can't buy:

Confidence.

The confidence to make decisions without second-guessing.
The confidence to spot red flags before they become expensive problems.
The confidence to create a space that feels exactly right—because you understood the process from day one.

That's the value of a planned renovation.

And I promise you, it's 100% worth it.

Warning...This is not for
every homeowner

This process is for homeowners who want to be actively involved in their remodel.

Who want to actively save money and stay in control of the remodel schedule.

Who want to be an amazing VIP client for contractors, designers, and trade partners.

This is NOT for you if:

❌ You want to be 100% hands-off and have someone else make every decision for you.

❌ You don't want to interview contractors, ask questions, or be part of the vetting process

❌ You prefer to hand over a budget and let a designer present you with finished plan optons

❌ You're looking for someone to do it all FOR you instead of WITH you.

❌ You don't want to learn the remodel process—you just want someone to handle it.

If that's you? Hiring a full-service designer or design-build firm will be your best choice. ❤️

image_fx_ - 2025-02-04T094035.552.png

This is
project insurance and a joy guarantee

It's the difference between:

✅ Spending $899 to understand the process
❌ Spending $8,000 fixing a mistake you didn't know you were making

✅ Knowing exactly what to lock in and when
❌ Guessing your way through $60,000 worth of decisions

✅ Walking into contractor meetings with confidence
❌ Nodding along and hoping they're not taking advantage of you

This is for
your remodel
if you are a homeowner who wants to...

❌ Stop accepting vague estimates

("around $120K" tells you nothing)

❌ Stop nodding along to ambiguous conversations and deliverables ("we'll take care of that" isn't a plan)

❌ Stop feeling like you have no idea what's actually happening (or when it'll be done)

✅ Start understanding decisions, deadline, and dollars so you're part of the project—not reacting to it.

Let's Compare Your Options

If you've never invested hiring an interior designer, architct contractor, $899 can feel like a big number.

But in remodeling economics, you have to compare the price to the size of the financial decision you're making. And I promise you, the $899 is always the best option in comparison to thousands of dollars over budget, a remodel that is months past the promised deadline, or...a project that simply doesn't deliver beyond broken promises.

The value and peace of mind is 100% worth it.

taj mahal quartzite slab, modern kitchen, interior design.png

HIRING A KITCHEN DESIGNER

$2,500–$10,000+

Most designers charge $2,500 minimum just to guide  you through selections and guidance—and that's before any drawings, project management, or hourly fees (which run $100–$300/hour).

If you have the budget and want someone physically in your space? Need

Absolutely hire one. (yes, I offer this service)

But if you just need the system—the decision sequences, the contractor vetting process, the "what to lock in first" frameworks—you don't need to pay designer rates.

Going It Alone:

One Mistake Costs $3,000–$15,000+

You can absolutely DIY your remodel decisions. Thousands of people do. But go read through FB groups, Reddits and online DIY groups....

But here's what happens when you wing it:

  • You paint after the floors go in (because you locked in the wrong sequence) and floors are damaged.

  • You order cabinets before your appliances are  finalized---and they don't fit.

  • You hire a contractor who mid-project starts showing up just 2 days a week.

  • One countertop mistake? $3,000–$8,000 to replace.

  • One  cabinet stain decision you hate? You live with it for 10–20 years.

The Roadmap costs less than one mistake.

Screenshot 2025-12-25 at 6.38.48 PM.png

Relying on Your Contractor:

$500 Per Change Order

Most good  contractors are GREAT at building. They're not designers. period.  They will not help you avoid mistakes before they happen--or even see them.

And every time you change your mind or realize something's wrong? That's a change order—which costs $100–$500 just to process .

One wrong tile choice? $2,500 rip out and redo.

Living with a bad stain job because you didn't understand a sample and stain should have been provided? 20 years of regret.

u2655239833_background_orange_oak_cabinets._featuring_a_large_827ebcca-6584-4569-a8d8-b986

The Remodel Roadmap:

$899 (And You Use The Skills Forever)

This is the same system my in person clients pay $3,500 to use—but you can access it anytime, pause and rewind as many times as you need, and use it on every project you ever do. The concept applies to all remodels.

  • No hourly fees. No change orders. No living with expensive mistakes.

  • Just a step-by-step plan that keeps you from second-guessing every decision.

  • $899 is  a fraction of what one wrong decision costs.

  • And it's 80% less than hiring a designer.

There is nothing better than peace of mind when it comes to spending thousands of dollars on your home. xo

Hiring a designer and a contractor? Smart move.

The Roadmap doesn't replace professional help—it makes you a better client! You'll ask better questions, catch issues earlier, and avoid the costly mistakes that happen when you're relying on someone else to know what you don't.

The more checks you have in construction, the better.

The Roadmap just makes sure YOU understand the process before you hand over the keys—so you're not relying on anyone else to protect you from expensive mistakes.

My Story

My mission is to help homeowners plan and implement a stress free home renovation strategy.

Yes--I have worked hands on at construction job sites from building scaffolding to  spraying cabinets. I have seen it all in the remodel process (the good and the bad).

I am here to make sure only the good prevails during your renovation.

I am excited to be your partner in remodeling.

REAL LIFE RENOVATIONS

Screenshot 2025-01-07 at 8.04.33 PM.png

Project Leawood

Before the Renovation

This homeowner was stuck with a dated 90s kitchen dominated by a cumbersome, angled island and an overwhelming sea of orange—orange floors, orange cabinets, and a style that felt more like a time capsule than a welcoming, functional space.

Initially, goal was simple: reface the kitchen to give it a fresh look while staying on budget. But as the homeowner  began exploring options, it became clear that the extensive modifications needed meant the cost of refacing would rival that of a full kitchen rebuild.

Trades Managed: Paint, Cabinet Finish, Electrical, Plumbing,  Drywall, Flooring, Carpentry, Cabinet, Kitchen Design, Lead Design | Selections, Tile, Speciality Stain

Completion Time: 8 weeks from start to punch-out

Budget Impact: Delivered a fully modernized kitchen along with remodeled laundry and bathroom spaces—achieved at the same cost as the originally planned kitchen refacing project.

Custom Additions: Included a stunning wine bar, refreshed laundry room, and bathroom updates, all made possible within budget.

SAVINGS

  • Refaced existing floors instead of replaced: $8,477 saved

  • Midrange light fixtures: $3,245 saved

  • Better-quality quartz that was in stock over random selection: $3,013 saved

  • New kitchen cabinets  at the same price as a reface = PRICELESS

Numbers35 (1).png

Here's what I know after 25 years in the industry

Homeowners who show up informed make faster decisions, catch mistakes before they're built, and finish with kitchens they love. The ones who wing it call me in a panic because their tile guy is waiting, their island blocks the dishwasher, and they just blew $4,000 on a mistake they can't undo. $899 is what stands between you and that.

haute-stock-photography-laptop-and-chill-final-25.jpg

You might have questions...

"Is this just another course I'll buy and never finish?"

No—because this isn't a course you "finish."

It's a toolkit you use as you go through your remodel.

You don't need to watch 47 videos before you start. You open the phase you're in (Planning, Development, Build, or Wrap-Up), grab the checklist or tracker you need, and use it that day.

Think of it like a recipe book—you don't read the whole thing before you cook. You open it when you need it, follow the steps, and get the result.

The Remodel Roadmap works the same way.

"I'm not starting my remodel for a few months. Should I wait to buy this?"

Actually, no—this is the best time to get it.

Here's why: Most work happens in the planning and development phase. The more detailed you are here--the better.

If you wait until you're about to start to figure out your scope, budget, and contractor vetting process, you're going to put so much pressure on yourself to start.  And this pressure is not fun.

The earlier you start, the more you really enjoy the process.

"What if my remodel is different? I'm doing [a bathroom/addition/whole house]."

The space might be different, but the process is the exact same.

Whether you're remodeling a kitchen, a bathroom, or an entire house, you still need to:

✅ Define your scope (so you're not adding things mid-project)
✅ Set a realistic budget (so you're not scrambling for cash halfway through)
✅ Make design decisions in the right order (so nothing has to be redone)
✅ Manage the build without micromanaging (so your contractor can actually work)
✅ Close out the project properly (so nothing gets missed)

The Remodel Roadmap gives you the system for all of that—no matter what you're building--I focus on kitchens, but many of my real life projects included basements, bathrooms and the entire main floor. It all works with this system.

"I already have a contractor. Do I still need this?"

Yes—because having a contractor doesn't mean you have a plan.

Your contractor is there to build what you decide. But you still need to:

  • Lock your scope before they start (so changes don't increase your budget)

  • Make material selections on time (so they're not waiting on you)

  • Know what questions to ask during the build (so small issues don't become big problems)

  • Manage the wrap-up process (so you're not chasing warranties and punch lists for months)

The Remodel Roadmap gives you the decision system that keeps your contractor on track—and your project on budget.

And it never hurts to double check or be organized. It's not micromanaging, it's making sure your investment and project turn out successfully--for EVERYONE on the team. Your contractor wants to be on time, and on budget just as much as you.

"What if I'm working with a designer? Won't they handle all of this?"

Yes--a full service designer or design firm will walk you through these decisions.

Theymay manage your budget, vet your contractor, or track your project timeline as well.

My first meeting with clients to kick off a scope development is $750, from there we move into a design contract that starts at $2500 and averages $8500 with full kitchen drawings, selections and full managment of the development process. This is the process I am sharing with you here.

The Remodel Roadmap gives you the answers to those questions—so you're not guessing, and your designer isn't waiting on you.

"I'm not 'tech-savvy.' Will I be able to use this?"

If you can open a Google Doc or print a PDF, or watch a Youtube video ---you can use this.

The Remodel Roadmap is built in simple, editable templates—checklists, trackers, and worksheets you can fill out on your computer or print and use with a pen.

No complicated software.  No tech headaches.

Just open it, use it, and check things off as you go. And if you still need help--myself and my team are a click away in the support group.

"What if I get stuck or have a question?"

That's what the Phase Reviews are for.

At the end of Planning, Development, and Build, you'll submit your work (your budget, your scope, your material selections—whatever you've got).

I'll review it and send you back a Loom walkthrough that shows you what's solid, what's missing, and your next step.

So you're not figuring this out alone—you've got a pro checking your work at the exact moments that matter most.

"How long does it take to go through the Roadmap?"

That depends on your project timeline—but here's the thing:

You don't "go through" the Roadmap. You use it as you go through your remodel.

  • Planning might take 2-4 weeks (depending on how fast you vet contractors and lock your scope)

  • Development might take 4-6 weeks (depending on how many design decisions you need to make)

  • Build could be 8-12 weeks (or longer, depending on your project size)

  • Wrap-Up is usually 1-2 weeks

The Roadmap moves at the speed of your project—not the other way around.

"What if I've already started my remodel? Is it too late?"

Not at all—but the phase you start with will depend on where you are.

If you're still in planning (no demo yet), start at Phase 1.

If you're mid-design (picking materials, finalizing plans), jump into Phase 2.

If you're already in the build, go straight to Phase 3 to get your tracking and communication systems in place.

The Roadmap meets you where you are—and helps you avoid the mistakes that are still ahead.

"How is this different from just Googling 'remodel checklist'?"

Google will give you a generic list.

The Remodel Roadmap gives you a system—the exact order to make decisions, the questions to ask at each phase, and the tools to track everything so nothing falls through the cracks.

It's the difference between a random to-do list and a step-by-step process that's been tested on 100+ real projects.
